Across the service area - Richland and the five surrounding communities of West Richland, West Pasco, Benton City, Finley, and Burbank - most houses went up between 1981 and 2000, with a median build year of 1989. That one fact explains most of what we see on a service call out here.
Houses from that run tend to have steel sectional doors on extension or early torsion spring setups, with openers that have usually been swapped out once already by the time we meet them. The failure pattern is steady: worn rollers, fatigued springs, and openers that are on their second or third logic board rather than their first.
South Richland, just three miles south of the main part of town, sits in that same build window. So do the farther stops - Benton City at nine miles and Finley at fourteen fall into the same 1980s-90s wave rather than something older or newer. Burbank, sixteen miles out, is the longest drive on the list but not a different housing generation. We're not claiming a yard sign in any of these towns - we work from Richland and travel to all of them.
